LOOKING FOR A NEW PLACE TO CALL HOME?


We're here to help! After you've searched through our Available Rentals and found something you like, we'll begin the application process.

The process:

First you will need to fill out an application packet for each adult who will be residing in the home. There is a nonrefundable $35 application fee for each applicant.

We want to see you qualify and we'll make every effort to see this happen. This however usually takes 24-72 hours depending on obtaining responses from employers as well as previous and existing landlords.

If your application is approved you will be required to pay the deposit, or a $100 non-refundable holding deposit, to take the unit off the market and hold it for you. If the property is rent ready, rent should commence within 15 days. If the unit is not yet ready then rental commencement shall be agreed upon at time of paying your deposit.

What were looking for:

Income/ Employment Requirements:

·         Bank statements, alimony, child support, trust funds, social security, welfare, and grants are acceptable income

·         1 year verifiable income- 2 most recent pay stubs

·         Verbal verification of employment

·         Gross monthly income equal or greater than 3 times the rent or lease amount

·         Self employment must be verified with last year filed tax records and/or current P&L report signed by CPA

·         In the event of a co-signer; co-signer must have income greater than four times the rent or lease


Credit/ Rental History requirements:

·         Satisfactory credit- We look for no bankruptcies within last 12 months, no utilities in collections, no late payments in the last 6 months

·         No evections in last 7 years

·         No outstanding or unsatisfied housing related collections or judgments.

·         Positive rental verification for previous 6 months

·         Students may have a cosigner if necessary do to income reasons

·         Prior homeowner’s history will be verified by mortgage payment history
